Here is a view of how, and why housing in Central Ohio often seems different to people from other parts of Ohio, and even other parts of the country.
Over time many things change. Ok, everything changes over time. Some more than others. Using Ohio as an example: if you're from Toledo, Cleveland, Akron, Youngstown, Canton, Dayton, Cincinnati or even smaller towns like Coshocton (where I grew up).
Why would housing be so much different than other places in Ohio, or even the Midwest? One word:
GROWTH.
Specifically population growth. Every city mentioned was bigger in 1950 than it is today. While these metros have shrank - got smaller - lost population. Central Ohio has grown non-stop over the same time frame. The list below, which I created based on available data shows incredible growth over these past 70+ years and the largest gains are dominated by one geography..... Columbus and Central Ohio.
This shows that certain areas in the surrounds of these cities losing population are among the biggest gainers as well: Riverside, Monroe, Springboro, Brunswick & Centerville. Which are scattered across Ohio. Look at the central Ohio list:
Dublin +16,635%
Hilliard +6,350% (right next to Dublin, OH)
Pickerington, Gahanna, Reynoldsburg, New Albany & Powell. In total 7 of the 10 fastest growing areas are in Central Ohio.
Even Columbus area natives comment on all the new homes, condos and apartments they see being built. But the facts are, there were more being built in the 1990's than in the 2020's.
Facts again, there are even more people in Central Ohio now than in the 1990's and a larger number are moving here too.
The biggest difference in Central Ohio has been the continuous, steady growth on the Central Ohio area.
The other factor- recently Columbus & Central Ohio became the fastest growing US population area. While there a lot of pluses to the growth. The lack of enough housing - and that means apartments, condos, as well as houses - keeps a lot of upward pressure on property prices, and values.
